About John
John Bramley has worked in mortgage lending for more than three decades, through changing markets, changing guidelines, and just about every kind of borrower scenario. He has funded more than $700 million in loans, but the part of the job he still values most is helping one person make one important decision with a little more clarity.
Today John is a Loan Originator and Branch Manager with Barrett Financial Group. He is NMLS 192835, licensed in South Carolina, Georgia, and New Jersey, and known for the kind of follow through clients remember long after the closing table.
John is also a USMC veteran, and that shows up in the way he works: direct communication, steady follow through, and a commitment to doing the job right when details matter.
His approach is straightforward. Understand what the client is trying to accomplish, explain the options in plain language, and stay involved when an easy loan becomes a complicated one.
Start with your situation
They usually start with something happening in real life. If one of these sounds familiar, John can help you work from the situation toward the right next step.
Get clear on what you can comfortably afford, what cash you may need, and what happens before you make an offer.
Start with pre-approval → Rent vs. buyStart with the monthly picture, then look at the financing and cash-to-close assumptions behind it.
Run a payment scenario → Credit questionsA lower score or a few bruises does not mean you should guess about your options. Start with the actual file.
Talk through the file → VA benefitsUnderstand how VA financing may work for your situation, including eligibility, down-payment possibilities, and the details that matter.
Explore home purchase options → Income outside the usual boxThe right conversation often starts with how your income is actually documented, not whether it looks like a traditional W-2 file.
See Non-QM options → Higher-price purchaseJumbo financing can vary meaningfully between lenders. Structure, reserves, documentation, and property details all matter.
Explore jumbo financing → Use the equity you haveCompare home-equity, HELOC, refinance, and other possibilities before deciding which lever makes the most sense.
Compare equity options → The file is complicatedThat is where experience becomes useful. John can look at what is actually going on instead of forcing the file into a canned answer.
Look at specialty financing →Not sure which one sounds like you? Start with the situation. John can help you sort out the financing from there.
Call 862.268.1326 →Experience shows up in practical ways: knowing what to look for early, having more than one route to consider, and staying involved when the file gets complicated.
Decades of lending experience help John spot issues early, explain tradeoffs clearly, and keep the process moving when a loan becomes more complicated than expected.
John works across a broad range of mortgage programs, including conventional, jumbo, FHA, VA, USDA, refinance, and specialized solutions, so the recommendation can start with the borrower rather than the product.
Self employed income, unusual property types, tight timelines, prior lender problems, or simply a lot of moving parts do not automatically mean the answer is no. Experience matters most when the scenario is not textbook.
